Is your agent marketing your home using the best strategies?

Making your home stand out from the immense inventory is a difficult task.  When there are multiple homes for sale in your neighborhood or even on your block, making your home stand out, is essential to draw attraction and potential buyers.  Marketing your home is your agent’s primary job; the agent doesn’t determine the price, the buyer does, but agents understand the role that the list price will play in the home’s marketing.  The better your agent markets your home, the more potential buyers will be attracted to your home, which in turn ensures the highest possible selling price.

Most agents market a home the same way; in general print publications, on the local MLS, and promote the house on different internet searches, including their personal website or company website. Most agents also hold an Open House.  After these general marketing steps your home will be present among the other 100s of other homes that are competing for buyer attention.

These “outside the box” approaches are standard for Kevin Toll:

  1. Geographic Marketing – The best agents know that “most people who buy in a neighborhood, come from___________.”  Usually, people move from one part of town to another, an in-town upgrade.  They move for specific schools, or to be near family.  Agents, who understand this, know how to market those neighborhoods and the people who will potentially be moving into town.
  2. Employment Marketing – Most neighborhoods draw a specific type of buyer; typically based on income levels, job security, and proximity to the place of work.  Maybe it is law enforcement personnel, or teachers, or doctors.
  3. Generational Marketing – Most homes have an appeal to buyers at a certain stage of life. Single, married, married with kids, or empty nesters. Your agent needs to be able to market to the specific population that will be most likely to buy your home.

Kevin Toll markets in a non-traditional way to target the most likely buyer for your home, so that your home can stand out from the other 100s of homes listed in your area and grab the attention of the right buyer. To sell your home in today’s market, you need the most professional and well-rounded agent working on your behalf, contact Kevin today to hear his specific marketing strategy for your home.
