Unrealistic sellers may be losing their target market with unrealistic home prices

Monday, 18 October 2010 by The Kevin Toll Group
Today’s buyer is beginning their home search on the internet.  A buyer using a home search on the Internet typically selects a large price range, like $200,000 to $250,000.   The buyer usually selects a large geographic area, such as Montgomery, Chester and Delaware Counties,  and details like four bedrooms, two-and-a-half baths and two stories. Friday, 15 October 2010 by The Kevin Toll Group

Help Sellers Rethink Proper Price

Tuesday, 07 September 2010 by The Kevin Toll Group
With home prices unsettled in many markets, it’s hard for sellers to know the sweet spot at which to list their home. Sellers tend to think their homes are more valuable and more desirable than other homes for sale in their area.  This can lead to unrealistically high asking prices. Give your sellers these two

Don’t make these simple mistakes when selling your home…

Thursday, 12 August 2010 by The Kevin Toll Group
Have you ever walked into a house and were immediately turned off? Well I have seen many homes that look beautiful on the outside and have great curb appeal, but the second you open the front door something just doesn’t sit right.  Home sellers need to keep their houses in pristine condition, staged and always

Retiring doesn’t mean you stop living

Wednesday, 14 July 2010 by The Kevin Toll Group
The other day I was at a birthday party for a family friend and was engaged in an interesting conversation with a group of active older adults. Of course, wherever I go, the conversation always turns to real estate; once someone knows I’m an agent, they always want to pick my brain. Our conversation topic:

Meeting clients at unexpected events

Monday, 28 June 2010 by The Kevin Toll Group
This past Friday I went to the Phish concert in Camden, NJ at the Susquehanna Center. I enjoy going to concerts, relaxing and having a good time.  I was ready for a night of not answering my phone and dealing with business.  Real estate was the farthest thing from my mind.  I should have known

Seven Sins of Sellers

Friday, 25 June 2010 by The Kevin Toll Group
Pricing property correctly is only one of the keys to real estate success. Pricing higher than the competition. In a homogenous neighborhood, if a listing is priced higher than the competition, it will be the last to sell. Refusing reasonable offers early on. Houses are like bread – everyone wants them when they’re hot and

Life after My First Place

Friday, 11 June 2010 by The Kevin Toll Group
Well, it was exciting watching “My First Place” and seeing my clients, Andre and Katina, and myself on the show.  It was a very surreal to watch myself on television.  It seemed like just yesterday when we shot the show and all the emotions came flooding back.  My phone would not stop buzzing the night
